Template: Car Park Lease Agreement

"This professionally drawn lease is specifically for a car or lorry park. It provides for practical matters relating to the parking infrastructure on the land and how the park will be operated. This car or lorry park lease is suitable for letting any land used for parking vehicles, from a temporary building site to a warehouse with an extensive outside area to a formally laid out, permanent park. The agreement allows for existing buildings or items of plant (e.g. an office or car wash) to be included within the lease. It ensures that the property is maintained - for example, with respect to fencing and security features."

Any upper parts of the building are let separately."

Template: Business Lease: unit on industrial estate/business park

"This is a professionally drawn lease for a unit in use classes B1, B2, B8 located on a business park or industrial estate. The unit could be used for any purpose, whether as a workshop, a factory, a depot or a warehouse. It could be one of a block under one roof or a stand-alone building. The agreement includes the use of shared services on the park or estate, such as security, access roads, signs and parking."

"This lease is for letting part of a multi-tenanted building for offices or business purposes. The building could be a modern office block or offices above retail space. Typically, each tenant would be a separate business letting a suite of rooms or one or more floors of a dedicated office building. However, it could be equally used for letting a space in any sort of commercial premises with other tenants installed. It includes service charge provisions to provide 100% recovery of service costs."

"This is an agreement for letting a public house or restaurant that has residential accommodation included as part of the property. The premises may be in an urban shop frontage, on a stand-alone site or in the countryside. The agreement is drawn for maximum protection of landlord’s interests. It is very thorough with many simple options where choices are possible. As drawn, it favours the landlord rather than the tenant. Where relevant, we have included matters relating to licences and the Licensing Act 2003."

Template: Office Lease Agreement: self contained building

It can be used either as a stand-alone deal or as part of a bigger transaction such as a business sale. It is designed to obtain the consent of the landlord as well as the incoming and outgoing tenants. If you try and pass obligations without a formal agreement such as this one, you may be in breach of the terms and the landlord may take action against you or forfeit the lease. Commonly, a lease would be assigned from the seller to the purchaser when a business is sold, but there are many other situations when this document could be used."
